Over the last two decades, Porto Heli has attracted a more international audience: European royalty, business leaders, yacht owners and high-net-worth families seeking security, privacy and estate-scale living. Its natural harbor, protected waters, marina infrastructure, proximity to Spetses and accessibility by car, yacht or helicopter have made it one of Greece’s most strategic mainland luxury enclaves.
The Names Behind the Quiet Riviera
Porto Heli has long attracted people who do not need to announce their presence.
Beyond the former residence of King Constantine II, public reports connect the wider Kranidi / Porto Heli area with the summer residence of King Willem-Alexander of the Netherlands and Queen Máxima. The property is described as a private estate with beach access, pool, guest spaces and landscaping designed to protect privacy from outside visibility.
The area’s ownership map also includes major Greek and international business names. Publicly reported references associate Agios Emilianos and the wider Porto Heli coastline with the Kyriakou family, Yiannis Mytilinaios, Nikos Devletoglou, the Papathanou family, Minas Tanes, Afroula Lanara and shipping figure Diamantis Diamantidis, whose estate has been described as one of the area’s most impressive private properties, with significant land scale, private sea access and a helipad.
One of the most symbolic recent transactions involved the former villa of publisher Stavros Psycharis in Agios Emilianos. Public reporting describes the property as a 26-stremma estate with views over the Argolic Gulf and private beach access, later acquired at auction by Swiss investor Neil Rimer for a reported final offer of €11.75 million. The deal became a clear signal of how international capital views Porto Heli: not as a seasonal experiment, but as a strategic claim on scarce coastal land.
The investment story continues at a larger scale. Irish businessman Paul Coulson, connected with the Ardagh Group, has been publicly linked with the acquisition of AKS Porto Heli and AKS Hinitsa Bay, while Four Seasons has officially announced the redevelopment of the Hinitsa Bay beachfront estate into a luxury resort and private residences. Nearby Ermioni is also entering the luxury map through the Scarlet Beach project, publicly connected with Sheikh Tahnoun bin Zayed Al Nahyan and the UAE investment ecosystem.
Together, these names do not create the story of Porto Heli. They confirm it.
